A closer look at the working world.

The sixth edition explores office space use, the role of hybrid working and how organisations put new ways of working into practice. It draws on a survey of 164 organisations in Germany, Austria and Switzerland — the DACH region — conducted from May to September 2026.

The participating organisations represent 225,300 employees and an estimated 5.48 million square metres of gross floor area. The employee total refers to the combined workforce of the participating organisations, rather than the number of individual survey responses.

Space, collaboration and change.

The report examines occupancy across the working week, surplus office space and the reasons people come to the office. The New Work Score brings together indicators of space use, flexible working and technology use. It also considers how employees and leaders engage with new ways of working.

Workplace case studies show how these questions inform the design of working environments, with examples from Atos and Helaba.

Research grounded in practice.

Office Report is an initiative by Bertram ZT and teamgnesda. Partners for the 2026/27 edition are pro m² and Neudoerfler. The findings offer a starting point for reviewing working practices and space use within an organisation.

The sample changes between editions, so comparisons need to be read in the context of each survey.
